Structure

The farm is currently run by a couple under the legal structure of an EARL, and there is the possibility to take over the shares of this EARL.

Grounds

The total surface of the farm is 65 hectares, of which about 18 hectares are owned and located directly around the buildings. The other plots are rented from three different landlords. One block of 17 hectares is situated 4 km away, another block of 9 hectares is located 5 km away, and the remaining parcels are close to the main farm. The crop rotation is mainly based on grass and corn silage.

Farm buildings

The main cow barn is a functional wooden building of 1,200 m² with a central feed alley. On one side there are feed fences with two rows of recent cubicles for the dairy cows, while on the other side there are straw-bedded pens for dry cows and older heifers.

At the end of the barn there is a covered manure storage area of 360 m² into which the manure is pushed directly.

At the front there is a partly open waiting area together with the milking parlour and the milk room. Milking is carried out in a 2 x 6 herringbone parlour with automatic take-off.

There is also a small shed and two more sheds of 130 m² and 160 m² for hay, straw, and machinery storage. Calves and youngstock are housed in a separate building of 740 m². The farm has a large concrete silage clamp of 600 m², with one side formed by the back wall of the barn and the other by concrete elements.

The farm has two natural water sources, which provide all the drinking water for the animals. This represents a major economic advantage and will become increasingly important in the future.

 

Material

The equipment to be transferred includes a fertilizer spreader, a plough, a subsoiler, and other material necessary for a dairy farm such as a milk taxi, a nitrogen tank, and collars with a Senshub system for heat detection.

Additional machinery is available as an option for an extra price, including a well-maintained tractor and a wheel loader. A precise list is available upon request.

Livestock

.The herd consists of 72 dairy cows, mainly Prim’Holstein and Normande, as well as about 70 heifers of all ages.

The herd has a good genetic level, is artificially inseminated, and is monitored by milk recording.

Residential house

The farmhouse is a charming stone-built house located at the entrance of the farm with a total surface of 180 m².

On the ground floor there is a large fully equipped kitchen, a living room, an office, a bathroom with toilet, a laundry room, and a boiler room.

On the first floor there are four bedrooms, a storage room, and a bathroom with toilet. The property also includes several outbuildings, a garage, and a traditional bread oven.

Comfort is ensured by central heating with a heat pump installed in 2020, PVC double-glazed windows, insulation, and an overall careful renovation.

 

Environment/location

The farm is located in the countryside with only one neighbouring house, without any direct view onto the property.

The village is just one kilometre away and offers a small supermarket, a restaurant, and nursery and primary schools. A small town nine kilometres away has larger shops, a secondary school, a bank, and medical services.

At 15 km there is a larger town where almost everything can be found, including a branch of the Chamber of Agriculture and an accounting office.

The farm is 670 km from Breda and is easily accessible without passing through Paris.

Asking price

The selling price includes 18 ha of owned land, the buildings, the house, the basic equipment, the herd, 60 entitlements (DPB), and the transfer of the rental contracts.

The asking price is € 775. 000.

In addition, the buyer will have to cover agency fees of 3%,

notary and transfer costs estimated at around 7%,

Plus the value of the stocks on the day of transfer, and possibly the optional machinery.
