General

A company with a unique layout and absolutely open location. All 145 hectares of land are owned.

Grounds

The home lot comprises 125 hectares. The plots fan out around the buildings, ideal for grazing. The remaining 20 hectares are contiguous, extending for 3 km, and are used for mowing.

The soil type is clay/loam. The crop rotation is based on grazing, so there’s a lot of grassland, 16 hectares of corn, and 2 hectares of clover.

Farm buildings

There is a spacious, timber-framed barn for dairy cattle, offering ample natural light and good ventilation. The barn contains one hundred straw-bedded cubicles with new mats and a flush system with three settling pits. There is a manure bag for collecting liquid slurry and a manure plate for solid manure. The storage capacity meets environmental requirements.

The milking parlor is a 2 x 8 SAC herringbone with automatic take-off from 2011.

The central feeding aisle is very wide; on one side are the feeding troughs for the cows, and on the other are the feeding troughs of the shed for the young cattle, which sit on straw.

A separate, well-insulated barn has been built for the smaller calves, a separate area with individual stalls for the smallest calves, and then group pens for approximately 50 calves. The calf barn is spacious and equipped with a feeding alley and large doors for feeding and mucking out.

There is also an authentic barn for storage and workshop purposes, and a small tool shed.

The yard is nicely spacious and is paved with crushed stone.

Material

The purchase includes two tractors, a feed mixer, a skid-steer loader, and a livestock trailer. There are also some implements for pasture farming. However, much of the work is done with the CUMA implement cooperative (Cuma) and local contractors.

Livestock

The herd consists of 100 Prim Holstein dairy cows, some of which are Montbéliarde. There are also approximately 100 young cattle in various age groups.

Residential house

On the property stands a spacious house with a large attached garage. It comprises a living room with a fireplace, a separate modern kitchen, and an office. Upstairs are five bedrooms. The entire house has central heating powered by an oil boiler. The house is in need of modernization.

There is still a ruin in the country, which is still designated for residential purposes.

Environment/location

There are no amenities in the village itself. However, 7 km away is a small town with a supermarket, doctors, schools, a large veterinary practice, two agricultural cooperatives, and an agricultural machinery company. There is also a recreational lake with a campsite.

From here there is a four-lane road, so there is a fast connection to the Netherlands with the advantage that it does not go via Paris.
